Use this checklist to prepare your loan application package. Requirements vary by lender and deal type — submit your deal for a tailored list.

Borrower Documents

  • Personal financial statement (PFS)
  • Schedule of real estate owned (SREO)
  • Personal tax returns (2–3 years)
  • Business/entity tax returns (2–3 years)
  • Resume or track record summary
  • Entity organizational documents (Articles, Operating Agreement)
  • Certificate of good standing
  • Photo ID for all guarantors

Property Documents

  • Trailing 12-month operating statements (P&L)
  • STR reports — occupancy, ADR, RevPAR (hotels)
  • Rent roll and lease abstracts (CRE)
  • Purchase contract or refinance payoff statement
  • Appraisal or broker opinion of value
  • Phase I environmental report
  • Property condition assessment (PCA)
  • Franchise agreement and PIP scope (if flagged hotel)
  • Insurance certificates and flood determination
  • Title commitment and survey

Deal-Specific Documents

  • Sources and uses statement
  • Business plan with pro forma assumptions
  • Renovation/PIP budget and contractor bids
  • Management agreement (if third-party)
  • Exit strategy documentation (bridge deals)
